Whitewill Partners Generated 850+ Real Estate Leads via Webinar Strategy

Whitewill Partners is a Dubai real estate developer offering premium property investment opportunities. Instead of sending ads to an enquiry form, we sent investors to a free investment webinar. Meta and Google filled the seats. The people who turned up were the ones worth calling. This case study shows how the funnel was built and what it delivered.

02 · MarketDubai property ads

One of the most crowded ad auctions in the world, all chasing the same investor.

CROWDED

Dozens of bidders

Developers and agencies run Meta and Google campaigns at the same high-net-worth investor audience.

EXPENSIVE

CPLs pushed up

When everyone bids on the same people, cost per lead climbs. Being cheaper per click is not a strategy.

SCEPTICAL

Investors have seen it all

They get the same “limited units, enquire now” ad every day. One more of those is easy to ignore.

Notes

Every property ad in Dubai also needs its Trakheesi permit number before it runs. We plan creative and approvals around that, so campaigns are not held up at launch.

03 · ProblemVolume is not the goal

More Enquiries Was Never the Point

Whitewill needed investors who would book viewings and buy, not a big pile of form fills. A standard enquiry campaign tends to go like this:

Step 1

Ad, then a form

“Enquire now” asks for a name and number before the investor knows anything about the project.

Step 2

A cold callback

A sales agent calls someone who tapped a button in a feed. Many cannot remember the ad.

Step 3

Lots of leads, few viewings

Volume looks good in the report. Viewings and transactions do not follow.

Notes

The fix is rarely more budget or a cheaper lead. It is changing what the investor has to do before they become a lead, so the ones who get through are already interested.

04 · StrategyWebinar, not form

Sell the Session, Not the Unit

The ads stopped asking investors to enquire. They invited them to a free investment webinar about the project. Signing up meant choosing to spend time learning, which is a far stronger signal than a tap on a form.

BeforeAd → enquiry form → callback
AfterAd → webinar seat → consultation
Method diagram of a webinar-led property campaign: step 1 the ad sells the session, step 2 a short registration page, step 3 email and WhatsApp reminders, step 4 the webinar covering yield, payment plan, handover and Q and A, step 5 attendees book a one-to-one consultation
How this kind of funnel is built. Method diagram, not Whitewill Partners’ campaign data.
Notes

This works best for higher-value and investment property, where buyers need educating before they commit. For standard lettings or resale, a well-built enquiry form with qualifying questions often wins.

05 · ExecutionHow it is built

Two Channels, One Seat to Fill

Our method for a webinar-led investor campaign on Meta and Google. This is how the system works, not new results.

  1. Meta finds the investor

Video and carousel ads that sell what the webinar will answer: yield, payment plan, handover, exit. Optimised for registrations, not clicks.

  2. Google catches the searcher

Search campaigns on project and area investment terms, sending people already researching Dubai property to the same registration page.

  3. A short registration page

Date, what will be covered, who is presenting, a few qualifying questions such as budget range and timeline. Nothing else to click.

  4. Reminders that get people there

Email and WhatsApp reminders before the session. A seat nobody fills is a lead you paid for twice.

  5. The session does the selling

Real numbers on the project, the developer’s track record and live questions. Attendees are invited to book a one-to-one consultation.

  6. Signals go back to the platforms

Registrations, attendance and booked consultations are sent back to Meta and Google, so bidding looks for more people like the ones who turned up.

Notes

People who register but miss the session get the recording and a follow-up. They are still warm, just busy.

What to Steal for Your Own Pipeline

Ask for time, not just details

A lead who gives you their time is worth more than one who gives you a phone number. For big-ticket sales, design the ask around that.

Measure past the form

Count attendance, consultations and viewings, not only leads. Cost per lead on its own can reward the wrong campaign.

Give each channel a job

Meta creates interest in people who were not looking. Google catches people already searching. Both should point at the same next step.

Teach before you sell

When buyers need educating, an honest session on the numbers does more than another “limited units” ad.

Questions About This Real Estate Webinar Case Study

What is a webinar funnel, and why use it instead of an enquiry form for property leads?

Because it filters for interest. Registering and turning up to a session takes effort, so the people who do are much further along than someone who tapped a form in a feed. For high-value and investment property, that usually means fewer wasted sales calls.

Does a webinar strategy work for every property type?

No. It works best for higher-value property and investment opportunities where buyers need educating before they commit. For standard residential sales and lettings, direct enquiry campaigns with strong qualifying questions usually perform better.

What is better for a Dubai developer, Meta or Google?

Usually both, with different jobs. Meta reaches investors who were not actively looking and is good at filling webinar seats. Google captures people already searching for Dubai property investment. Both point to the same registration page.

What do Dubai property ads need before they can run?

Property ads in Dubai need a Trakheesi permit issued for the advertising, and the permit details must appear on the ad. We build that into the creative and approval plan so launch is not delayed.

How long does a webinar funnel take to show results?

Whitewill Partners saw results within 90 days. The first weeks go on the registration page, reminders, tracking and the first sessions. That is also why we work on a 3-month minimum, then month to month.

Can you get the same results for my development?

We cannot promise the same numbers. We can audit your current Meta and Google campaigns for free and tell you honestly whether a webinar-led approach fits your project, or whether a better enquiry funnel is the smarter move.
